Objections, drilled.

Your one job here: hear the prompt, say the right answer without thinking, and know why the wrong one gets a rep dropped.

Sample language

Examples and schedules here are optional. You choose your prospects, your channels, your words, and your hours.

Six objections: prompt, wrong, right, why. Say the right answers your own way; the fixed words stay inside every answer.

1. Broker says

Is this compliant with advertising rules?

Wrong:Yes, it is compliant.

Right:The app writes the brokerage attribution and the on behalf of disclosure on every post; a sample post is in my email for your compliance officer. Whether a listing can be marketed is your call and the listing broker's call.

Why:Their officer's judgment; you describe what the app writes.

2. Broker says

Our brokerage does not allow agents to market on social.

Wrong:Most brokerages allow it, you should reconsider.

Right:Understood; an agent can only post what your rules allow. If your policy is no outside marketing of office inventory, this is not for your office today.

Why:Their rules are the product. A no is a real no.

3. Broker says

Facebook shuts these accounts down.

Wrong:That never happens with our app.

Right:Own logged in browser, the agent's schedule, real photos, real disclosures, no mass posting, no fake accounts. I cannot promise how any platform behaves. The demo page at listingautomater.com/demo shows how it posts, link in my email.

Why:You refuse to predict and you send the demo.

4. Broker says

What does it cost? That is a lot per agent.

Wrong:It is [price], but I can get you a deal.

Right:The price is on the pricing page and in my email. Per agent, monthly, cancel anytime, free trial first. Have one agent try it before anyone pays.

Why:Never argue price, quote it from memory, or invent a discount.

5. Broker says

We already get leads from somewhere else.

Wrong:Those portals take a cut; this replaces them.

Right:Great, this does not replace that. One more channel, from inventory you already have, with your name on it.

Why:Never name where they get leads, never knock it.

6. Broker says

We are not interested.

Wrong:Can I ask what the hesitation is?

Right:No problem, thanks for the two minutes. The one pager stays in your inbox if that is alright. Then stop. No second pitch.

Why:A second pitch gets our name talked about in a small industry.

Bonus prompt: send me something

Will do. The one pager, the demo link, and the trial link go out within the hour, check in Friday. What is the best email? Then the permission sentence in one breath.
