Who to call.

Your one job here: reach the one person who can say yes, the broker who runs the office.

0. Your own list first, then the rows

Before you open a row, write down every broker and agent you already know, with their brokerage and city. Those are your first calls, and they are the reason you were recruited. When the one you know is an agent, send the trial link with your code, then call their broker.

1. The broker, not the agent

The broker sets the rules on where inventory shows up. An agent cannot approve a marketing tool for the office.

2. Independent versus franchise

Independent: the owner is usually the broker of record, one call decides. Franchise: the office decides, the brand does not. Handed to a team lead or marketing person, the ask does not change.

3. Find the broker on the state record

Arizona:the ADRE public database at services.azre.gov/publicdatabase. Search the brokerage as an entity; read the designated broker's name and the office phone.

Colorado:the DORA license lookup at apps2.colorado.gov/dora/licensing/lookup/licenselookup.aspx. Search the brokerage; read the employing broker's name and the office phone.

The office phone on the record is the number you dial.

4. The rows you receive

One row per office: brokerage, city, state, office phone, broker name, source (ADRE or DORA), date pulled. Log every row, including no answers. Three dial attempts on three different days, one voicemail on the first; after the third, park it, and it comes back next month.

Calling is one way to reach a broker you do not already know. Three dials, then park the office and move on. Most of your first customers come from people you already know.

5. Colorado first

Arizona rows wait, an open question on telephone solicitation registration, until John tells you in writing that Arizona calling is open. Colorado offices only until then.
