The cheat sheet.

One page. Print it and keep it next to the phone.

The sentence

Listing AutomatEr is a desktop app that posts the listings an agent has permission to market to Facebook Marketplace on a schedule, with the brokerage's attribution on every post.

Permission

Own office: its inventory under your rules. Other brokerages: that listing broker's permission first. The app does not grant it; it keeps the record and writes the attribution.

The three lines on every post

Marketed by [Agent Name]
Listing courtesy of [Brokerage Name]
This is not my listing. I am marketing it on behalf of [Brokerage Name].

The call, under three minutes. Sample language.

Examples and schedules here are optional. You choose your prospects, your channels, your words, and your hours.

  1. Gatekeeper: the managing broker, or whoever approves marketing tools. Who would that be?
  2. Opener: the reason for my call, the sentence, brokers are the first call we make, it takes two minutes. No permission question, no bad time question.
  3. Permission sentence, before they ask.
  4. Attribution: the three lines.
  5. Price: per agent, monthly, cancel anytime, free trial. On the pricing page.
  6. Ask: do you have two minutes for the demo page at listingautomater.com/demo? Or the trial from that page with my link. Which of those is easier for you? Either way, text John at listingautomater.com/text.
  7. Close: What is the best email for you?

Six objections, the right answer

Examples and schedules here are optional. You choose your prospects, your channels, your words, and your hours.

  1. Compliant? The app writes the attribution and the disclosure; sample in my email.
  2. No social marketing here. Understood; the app posts only what your rules allow.
  3. Accounts get shut down. Own browser, own schedule, real photos, real disclosures. No platform promise.
  4. Too expensive. Pricing page. One agent tries the trial first.
  5. We get leads elsewhere. One more channel, your name on it.
  6. Not interested. Thanks. Then stop. No second pitch.

Never. Rules, not sample language.

Income, lead, result numbers, or a dollar example. "Compliant" or "promises compliance". A portal, lead platform, or listing service name. "Any listing". A price from memory, or any discount but your code. That the app, Neoasis, or you grants permission. A cell phone the broker did not give you. A text from you. A second pitch.

Rules of the road

Own list first, then the rows. Pricing page, then this sheet out loud, every call day. Office lines only, business hours local to the office. Dial by hand, speak live, no texts. Colorado only until Arizona is opened in writing. Three dials per row, then park it. Log every call at listingautomater.com/reps/log.

Pay

30 percent of collected payments for 12 months, then 10 percent, plus $50 from the first collected payment. Cancel or refund inside 30 days: nothing earned. Annual: one collected payment, figured the same way. No dollar examples. Contract terms, not a promise of earnings.
